If you are selling your home, the chances are that both you and the intended buyers have an interest in the transaction being completed without any issues. However, it is not uncommon for property transactions to be held up for various reasons. In the latest blog post from Broadbents Solicitors, we discuss some of the common reasons a house sale is delayed, to help you avoid them. Whilst the below is not an exhaustive list or related to the legal transfer of the property, they are regulatory matters which can be avoided to lessen the chance of a holdup.

The following documents are always required, however, if they are lost, copies can often be obtained.

1. The planning permission, building regulation and approval and completion certificate will be required if the property has been extended. If these documents were not initially obtained, you should contact your conveyancer, prior to contacting the local authority.

2. NHBC documents are required for properties that are less than 10 years old. The NHBC is the UK’s leading independent standard-setting body and provider of warranty and insurance for new homes. Duplicate certificates can be obtained online.

3. Since April 2002, all new windows and glazed doors that have been installed must have a Building Regulation Compliance Certificate that has been issued by an authorised Competent Person Scheme.

4. It is important to ensure that all electrical work in your home is safe. However, since 1st of January 2005, any re-wiring or electrical alterations need to be carried out by an electrician that is certified by either NICEIC, NAPIT or ELECSA. You should have an electrical installation certificate for minor works and a Building Regulation Compliance certificate for larger jobs.

5. All boilers installed from 1st April 2005 must be fitted by a qualified contractor. The contractor will then inform the local authority that work has been carried out on your property so that you are issued with a Building Regulation Compliance Certificate.
